The First Integrated Building in Australia

The Challenge

  • Our client, ISPT, wanted 100 St George Terrace in Perth to be the first fully-integrated smart commercial building in Australia to attract and retain tenants willing to pay premium rent
  • ISPT also needed to maximise energy efficiency to achieve the first NABERS pre-commitment in Western Australia while enabling seamless and cost-effective integration of new technologies to meet tenant needs

Avani's Solution

  • Deployed the Avani platform, a future-proofed design enabling a single web user interface operating system
  • Provided fully-automated tenant billing system, live NABERS tracking, and 24/7 monitoring and automated analysis of building plant and equipment
  • Retained an open and scalable system to enable installation of new technologies as they developed since 2011
  • Provided ongoing support and insights from data analysis associated with building tuning, meter interrogation, facilities manager and tenant visibility

Outcomes

  • Saved 11,000 t.CO2 over 10 years through a steady decline in energy consumption
  • Retained 90%+ tenant occupancy since adoption of the Avani platform
  • Achieved and maintained a 5.5 star NABERS Energy Rating over a 13-year period
  • Simultaneously delivered a market leading NABERS IEQ rating of 6 Stars in 2022, and an increase of 5.5% in it’s total IEQ score over the 2021 reporting period.
  • Provided all building occupants and other permitted stakeholders with access to a single, secured building environment
  • Eliminated the need for complex tenant reconciliation and cost allocations by fully automating tenant billing
